Sustainability and Garden of Eden Vision
We found a property in England on the outskirts of Cheltenham. Our vision is to turn this property into an Eco-friendly Educational Retreat and Film Center.
On two floors there is 25 people sleeping accommodation with 13 rooms (12 double rooms 1 single room) 10 bathrooms (6 walk in private bathrooms, 1 outside in the hallway private bathroom and 3 shared bathrooms) as well as 3 guest toilets downstairs.
Legally each type of retreat cannot be longer than 28 days per calendar year. This means we can have 13 different retreats in 1 calendar year. We can also have 1-5 day retreats easily for people who have limited time. Aside from the bedrooms, there are 5 larger rooms can be used for classrooms. This doesn’t include the large barn, the tent or outdoor space which has previously accommodated up to 150 people for various events. There is also a hard floor tennis court on the property, several fruit trees and a 17th century cow stable that can be converted into a staff/student/volunteer accommodation or boutique pod accommodation.
This can be organized possibly as GAP year of which if a course on the retreat is offered by a certified teacher/professor, it can be used for credit at Universities and possibly for the last year of high school. Not sure but maybe with this there is a possibility to get Government funding. There is also space to park a Bus Classroom if extra educational space is needed.
The total property costs 1.2 million pounds plus legal and government fees for the transfer of the property name. These extra fees should be less than 50,000 pounds.
2. Investment and Return
The current income from the rental property not including the main house (which is not being rented as the current owners are now living in it which is 3 bedrooms and 3 bathrooms) is 5080 pounds monthly. The monthly expenses are about 1950 pounds a month, so the total monthly income is around 3000 pounds. Therefore the house can be sustainable with renters until the retreats start becoming popular.
The current owners are renting out the cottages on a month to month basis at the moment. The property is already legally registered as a bed and breakfast and can possibly be turned into an educational boutique resort or timeshare. (There may be also a possibility of installing a swimming pool, separate female and male shower room, jacuzzi, sauna, steam room and possibly space for a game room for ping pong, etc…)
Cheltenham has a long history of being a hub for many festivals including a famous music festival, a literature festival, a horse race festival and a puppet festival. One things that its lacking is a Film Festival which closed over a year ago due to the founders lacking time to continue it. We would like to re-open it and to include topics of Universal Love, Vegetarianism, Vegan and Garden of Eden food and similar.
There was already previous planning permission granted for the unused open barn attached to the house. This can be converted into several more rooms or with our idea to be a movie theater for independent films. The property could easily be used for hosting such an event, and as long as its short term (under 28 days) it can be used for such a purpose. There is even a possibility for more than one film festival throughout the year.
4. Business Model
Funds can go through our registered Lovelstzy company or if others are interested: to co-create a co-op. Educational retreats as well as the film festivals can be seen as benefiting public and community interest. Therefore it can be registered as a Public Interest Company in the UK.
Most of the property aside from the house is zoned for agricultural purposes. That means that the primary use is for animals and growing organic fruit and veg. There are already fruit trees which include apple, cherry, and plum. The property already has solar panels on the roof of one of the buildings and can easily have more added to supply the rest of the property. Wind power can also be installed. If enough power is generated sustainably on the property, the extra energy can be sent to the city and the property will be compensated, generating more funds.
We would like to gear the property towards a Garden of Eden mentality. Sustainability using solar and wind power, values based on multi-cultural and multi-religious co-operation and communication as well as a space to eventually be a hub for entrepreneurs to topple some of the many global challenges humanity faces in a safe supportive environment.
6. Raising Funds
We opened our online shop to raise funds by selling products like cards as well as pre-orders for our books and films. As we raise more funds we plan to expand our online shop to purchase and sell other items branded with our trademarked Love logo. We will also soon include affiliated links of people who are aligned with our values, (priority given to those from Golden Rainbow Villages).
Whether individuals want to invest large amounts into making the vision a reality and receiving a return on the profit, timeshare investment, buying something they like on the online store, or simply investing their personal time, we are giving everyone an option to give in a way they feel comfortable.
